EPDM – Ethylene Propylene Diene Monomer Roofing

EPDM roofing is exceptionally durable and cost effective because of it is one of the longest lasting types of commercial roofs. An EPDM roofing systems is generally easy to install, maintain and repair than most other commercial roofing types. An EPDM roof system is made by placing large sheets of the EPDM membrane onto a sub-roof, sealing seams with contact adhesives, and usually then covering the membrane with rock or pavers to protect the membrane from foot traffic, wind, ultraviolet rays, and ozone caused damage.

TPO – Thermoplastic Roofing

The popularity of TPO roofing systems is rapidly increasing. A TPO roofing system is a roof system is created by applying a fleece-backed membrane over a sub-roof, sealing seams with a contact adhesive, and may or may not have an overlay of aggregates. A TPO roof has a useful life of over 20 years, and provides tremendous resistance to ozone, ultraviolet, and caustic atmospheric exposure.

PVC – Polyvinyl Chloride Roofing

PVC roofing systems start by laying out rolls of the PVC membrane, which are mechanically fastened to a sub-roof. Seams are heat welded, and may be reinforced with a lap sealant. A PVC roof typically does not utilize any overlay material, and provides a cooler roof due to the bright white color of the membrane.

Modified Bitumen Roofs (Modified Bit)

A modified-bit roofing system utilizes membrane rolls, and are modified asphalt or coal tar systems with a rubber added for better performance. The membrane is installed over a sub-roof, with seams being heat sealed with a torch, or mopped in place with hot tar. A modified-bit roof requires an overlay of an aggregate.

Built-up Roofing (Tar & Gravel)

A built-up roof system, also called a hot-mopped roof, is the old-school commercial roofing system whereby roofing tar or asphalt waterproofing is applied over layers of roofing felt. These roof systems typically have a top layer of rock to protect the roofing membrane. These roofs are more susceptible than more current roofing options to having leaks, and leak detection can be difficult.

Standing Seam Metal Roof Panels

Standing Seam metal roofing systems are gaining popularity for commercial roofing where the roof is visible, such as a sloped hip, gable or mansard roof design. Standing seam metal panels are most often prefinished aluminum or prefinished Galvalume steel, and held in place with a concealed fastener/clip systems. This roof system can have a life span of over 30 years.
